What are the NSEA annual dues?
  The NSEA annual dues are $600 for a developed lot (home) and $300 for an undeveloped lot.
 
Can a property owner use their home for short term rentals?
  No. NSEA is zoned R1 and Spring Lake Township does not allow short term rentals in R1 and R2. See their publications on the subject.
 
How do I report an ordinance violation? Spring Lake Township handles permits and ordinance enforcement. You may call their offices or use an online form found here.
 
I have heard the road is 60’ wide, what does that mean for our property? 
  The road (and beach accesses) are owned by the members of the NSEA. The road is generally 60' wide; this is referred to as the "road right-of-way". The actual pavement is narrower and the pavement is often not in the center of the road. Refer to our road page for the engineering drawings of the road and pavement as they relate to each lot.
 
Why do we not allow paving over the road right-of-way next to our property?
  The road right-of-way is owned by all NSEA members, even the right-of-way in front of your house. There are many considerations regarding the road including drainage, liability, and traffic control. The entire NSEA is also designated as a Critical Dune area by EGLE and additional regulations apply.
 
Can I cut down a tree on my property?
  The entirety of the NSEA property is designated as a Critical Dune area by EGLE. In general, EGLE requires a permit with a Vegetation Assurance Plan in Critical Dunes. Please refer to their documentation for details.
 
Can a retaining wall be made of anything?
  Spring Lake Township is the governing body for any construction projects in the NSEA. A retaining wall does not require a permit if it is not more than 4 feet high, unless supporting a surcharge. Otherwise retaining walls, and most other projects (pools, fences, decks, garages, roofs, etc.) will require a permit from Spring Lake Township and are subject to their standards. How do we access the beach?
  NSEA members and their guests may access the beach using the 6 designated beach accesses, but access #4 is currently not available due to high water erosion. Refer to our beach page for details.
