Rules and Regulations

The North Shore Estates Association is primarily concerned with the administration of the road and beach accesses. As such, there are no rules about home appearance, lawn care, paint schemes, etc. Below are some general topics that come up often, but also be sure to review our FAQ and Helpful Links pages.
 
Key Topics:
  • Building Permits. Spring Lake Township is the source (and enforcement) of building permits. There are no permits administered by NSEA. It is your responsibility to be in compliance! Make sure you check out their information on permits required (click here ). There are other resources on our Helpful Links page.
  • EGLE. The entire street is also designated as "Critical Dune" by the Michigan Department of Environment, Great Lakes, and Energy (EGLE) which results in additional regulation on a variety of concerns. 
  • Short Term Rentals. In short, they are not allowed. Please see the ordinance (click here). For suspected violations, report to Spring Lake Township using the Ordinance Enforcement information or online form (click here).

  • Please see the updated NSEA Rules and Regulations and Bylaws.  These have been amended largely to reflect our current practice of deferring to Spring Lake Township for approval and enforcement activities.  Barring other changes from your input, these documents will become final on Aug 9th, 2025.
